$5MM – $10MM (by exception)
Loan Term   5 or 10 Years
Amortization   25 – 30 Years
Interest Rate   5.00% – 6.25% fixed
Pricing Index   Like-term Swap Yield rounded to the nearest 1/8%
DSCR Minimum   1.25X (depending on property type)
Minimum Debt Yield   10%
LTV Maximum   75% (depending on property type)
Prepayment   2 year lockout, then yield maintenance or defeasance
Recourse   Non-recourse with standard carve-outs
Security Interest   First lien
Minimum Property Occupancy   85%
Escrows and Reserves   Taxes; insurance; capital expenditures; tenant improvements & leasing commissions (comm'l only)
Subordinate Financing   Not permitted
Rate Lock   Two days before close
Transaction Costs   $5,000 minimum underwriting fee + third party reports + legal + Bridger commitment fee

✔ If available, latest appraisal, environmental and property condition reports
✔ Borrower financial information and brief biography - net worth, liquidity, real estate experience
✔ Any known issues regarding the borrower or the property:
         Borrower - previous bankruptcy, foreclosures, etc.
         Property - environmental, physical condition, tenancy issues, etc.
