The portfolio consists of seven loans with collateral located in AL, FL, OH, GA, AZ and MI. The portfolio's weighted average LTV is 62% and the Weighted Average Coupon is 6.40%. All loans have clean pay histories and mature between 2012 and 2017. Each loan offers excellent prepayment protection.    Conduit Loan Portfolio (BX 2010-1) – A leading national bank has retained BankXchange to sell a $181 million pool of performing and sub-performing, fixed rate commercial real estate loans on a servicing-released basis. The pool consists of 15 loans with collateral properties located in California, Arizona, Nevada, Florida, Ohio, Idaho, Louisiana, Georgia, New Jersey, Minnesota, and Oregon. The pool’s overall Loan-to-Value is 69.3% and its Weighted Average Coupon is 6.44%. All loans are current. Each loan offers excellent prepayment protection.    New York City Portfolio (BX 2009-9) – BankXchange has been retained by a major Investment Advisor to sell a $1.35 Million portfolio of highly seasoned, small balance, performing CRE loans secured primarily by properties in New York City. 30 loans are secured by properties in four of the five boroughs of New York and all loans are paying as agreed. The collateral is diversified between vacant land, commercial, office, mixed use and parking lots. The loans have been seasoned on average 12 years, while the weighted average coupon is 7.62%. All loans have fixed interest rates. The weighted average LTV of 26% and the weighted average maturity of the portfolio is 70 months. Loans are self-amortizing, eliminating all balloon risk.
