Glossary of Terms
Accrual: The method of accruing interest on the loan. This is stated either as "30/360" or "Actual/360"
Appraisal Date: Date of collateral valuation
Appraised Value: Value of the collateral
Amortization Period: Number of months to fully amortize principal, as of the Note Date
Balloon Payment: Principal balance due on the Maturity Date, if a fixed rate loan and not fully amortizing
Coupon Rate: Interest rate on the loan. If a fixed rate, the actual rate; if an adjustable rate, the current rate.
Current Balance: Principal balance outstanding as of the Information Date
DSCR: Net Cash Flow (see NCF) for a period divided by the total debt service (principal and interest) for the same period
Information Date: The date that the loan balance and other key information was last updated
Interest Margin: If a fixed rate loan, blank; if an adjustable rate loan, the margin and the index
IRR: The internal rate of return (IRR) represents the discount rate at which the present value of the loan cash flows (P&I payments and balloon payment) equals the purchase price of the loan. The IRR represents the true yield on the prospective investment, and will usually be the same rate as the loan coupon if the purchase price of the loan is the same as the current balance of the loan. If you're purchasing a loan at a premium, the IRR will be less than the coupon. The converse is true if you purchase the loan at a discount to its current principal balance.
Lien Position: Priority of mortgage, usually in first or second position
LTV: Current Balance divided by Appraised Value
Maturity Date: Due date
NCF: Net Cash Flow, or NOI less capital expenditures, leasing commissions and tenant improvements.
NCF As Of Date: Last date in the period for which NCF is being presented
NCF Period: Number of months in the period for which NCF is being presented
NOI: Net Operating Income
NOI As Of Date: Last date in the period for which NOI is being presented
NOI Period: Number of months in the period for which NOI is being presented
Note Date: Loan origination date
Occupancy: Percentage of total SF under lease
Occupancy As Of Date: Date of Occupancy assessment
Original Amount: Loan amount as of the Note Date
Original Term: Term of loan as of the Note Date, in months
Payment Amount: Amount due on each payment date
Prepayment: Description of call protection and/or prepayment penalties
Property Type: Property use
Rate Type: Fixed or Adjustable
Remaining Term: Number of months remaining before the Maturity Date, as of the Information Date
Servicing: Whether the Seller intends to sell the loan with Servicing Retained, Released or Either
SF: Gross rentable square feet
